RENT Collection Policy

This is to advise all tenants of our policy regarding the collection of rent; these policies will be strictly enforced.  Your rent payment is due on or before the first of every month.  Our office hours are Monday through Friday 9:00 a.m. to 5:00 p.m. and Saturday 9:00 a.m. to 1:00 p.m. Should you make your payment after office hours we have a mail slot located at our back door in the rear of the building.  Please note if your payment is made after the third of the month the appropriate fees must be included with your payment. 

The following terms and conditions have been set fourth in your lease:

Any rent payment received after the third of the month will be assessed a late charge that is due with your rent payment.
If your rent payment is not received by the tenth of the month we will begin eviction proceedings. There will be an additional charge for filing fee that is due with your rent payment.
If your rent payment is not received by your designated court date there will be an additional charge for the Attorney and Warrant of Removal filing fee that is due with your rent payment.
We will no longer accept multiple rent payments for the same property; your rent payment must be received in one payment.
Post-dated checks will not be accepted. We cannot make any exceptions.

tenant Responsibilities

*Upon tenant taking occupancy the heater, air conditioner & all appliances must be in good working order. Tenant has three days to notify Galloway Real Estate of any defects. After the 3 days the following will be the responsibility of the tenant:
All electrical bulb replacements
Interior breakage- holes in walls, broken doors, window screens, sliding door screen/glass, windows, and door jams.
If the front door locks are changed you must provide Galloway Real Estate with a copy of the key.
If window treatments are on the windows or doors tenant may use them. If any repairs or replacements are needed it is the responsibility of the tenant. If tenant installs windows treatments they must comply with the Condominium Association Rules & Regulations, the old blinds must be reinstalled upon lease termination unless other arrangements have been made.
Tenant cannot alter, remodel or change the property in any way without written permission of the Landlord or Galloway Real Estate.
Washing Machines, Dryers & Dishwashers are in your rental unit for your convenience, if you choose to use them it will be your responsibility for all repairs.

                    o We will send the appliance technician to your unit for a free estimate for repair. If you choose to have the technician repair it, you
                       will be responsible for payment directly to technician. You may choose to use your own repairman.

                    o Whom ever you choose, you will be responsible for payment.
Tenant must comply with all rules and regulations of the Condominium Association. It is the tenant’s responsibility to go to the Association Club House to obtain the Rules & Regulation booklet. Tenants are responsible for any fines that are imposed by the Association.
Any back ups in toilets, sinks, and garbage disposals will be the responsibility of the tenant.
